Okay I'll say it: ATS Destinaire looks good, but is it REALLY worth the hype? I'm looking for a bigger 3BHK for my kids, school admission matters a lot. Wife wants a safe society. But ATS, are they really delivering on time these days? Has anyone experienced hidden charges at possession? PLC vagera kitna lagate hain? Also, resale value after 5 years – kya scene hai? I've heard mixed reviews about their construction quality. Plaster cracks and seepage kaafi common hai kya? Honestly, I'm confused. Change my mind, or tell me the truth! Kya aap logon ko pata hai? Mujhe advice chahiye yaar.

So, OP, what's your final decision? Are you going ahead with ATS Destinaire or exploring other options?
One thing I have learned is that no builder is perfect. Everyone has their pros and cons. Choose wisely based on your priorities and risk appetite.
Bhai, at the end of the day, it's your money. Do your research, weigh the pros and cons, and make an informed decision. All the best!
The new Noida-Greater Noida metro line extension might benefit Sector 152 in the long run. But it's still a few years away.
I'm also considering ATS Destinaire, but the negative reviews are scaring me. I'm now looking at Godrej properties in the same area. Slightly more expensive, but better reputation.
Remember to factor in the cost of interiors, furniture, and other expenses. It all adds up quickly!
True. Interior costs can easily be 10-15% of the property value. Plan accordingly.
And don't forget the registry charges and stamp duty! That's another hefty expense.
My cousin booked a flat in ATS Greens Village (also in Noida) and faced massive delays. He finally got possession after 3 years of struggle. I'm very skeptical about ATS now.
Sector 150 ka average rate is around 7500-8500 per sqft right now. Check property portals for recent transactions to get a better idea.
Honestly, with the rising property rates and interest rates, buying a bigger 3BHK is a huge decision. Are you sure you can afford it comfortably? Don't overstretch yourself.
Check the builder-buyer agreement carefully. It should clearly mention the penalties for delayed possession. Don't rely on verbal assurances.
Seepage and plaster cracks are common in many new constructions in Noida, unfortunately. Get a thorough inspection done before possession. Hire a professional.
Haan, professional inspection is a must! I skipped it and regretted it later. Now I have to spend money on repairs.
Which professional did you hire, U12? Can you share their contact details?
I live in Sector 75, which is relatively more developed. But even here, we face issues with waterlogging during the monsoon. Infrastructure is a major problem in Noida.
Don't just go by the marketing hype. Visit the site multiple times, talk to existing residents (if any), and do your own research. Trust me, it's worth the effort.
Anyone knows what's the current construction status? Are they even close to finishing?
RERA website pe check karo, bhai. They usually update the construction progress there.
Last I heard, Tower A and B were nearing completion, but the others were still under construction. Don't quote me on that though!
PLC toh pakka lagega, bhai. Park facing, corner unit… they'll charge extra for everything. Negotiate it down as much as possible. I managed to save around 1 lakh on PLC in my last purchase.
1 lakh is nothing these days. Builders are looting us! They know we have limited options.
True that! But negotiation is key. Be polite but firm. And always get everything in writing!
Resale value after 5 years will depend on how the area develops. Sector 150 is promising because of the upcoming Jewar airport, but it's still a gamble. Consider other options too.
Bhai, ATS Destinaire is good on paper, but delays are a real concern. My friend booked in their previous project, and possession was delayed by almost 2 years. Check RERA records carefully!
I agree with U1. ATS ka naam toh hai, but timely delivery is a big question mark. Plus, hidden charges toh almost sabhi builders lagate hain. Negotiate hard before signing anything!
Destinaire is in Sector 152, right? That area is developing fast, but still lacks proper infrastructure. School admission is a valid concern, check the nearby schools' rankings and availability before finalizing.
School admission is a big headache, especially in Noida. Which schools are you targeting, OP? DPS, Pathways, Step by Step? They all have long waiting lists.
Exactly! And distance matters too. Sector 152 se these schools are quite far. Traffic bhi toh dekho!
Pathways is ridiculously expensive yaar. Not worth it, in my opinion. There are decent alternatives.
