ATS Destinaire vs Jaypee Kasa Isles: Which is better?
I'm confused between ATS Destinaire and Jaypee Kasa Isles in Noida. ATS is under construction, but Jaypee is ready to move. Carpet area wise, which one is better? My wife wants good amenities for kids. Has anyone experienced possession delays with ATS? Kya rates sahi hain? Mujhe advice chahiye, yaar!

U4, ATS Destinaire ka RERA number hai UPRERAPRJ417134. Official possession date 2026-05-31 hai. Unka track record ATS generally better hai compared to many others, but haan, construction chal rahi hai. Total units 736 hain, toh scale bhi bada hai. Price range ₹2.6 Cr – ₹3.5 Cr hai.
Jaypee se toh bach ke rehna, bhai. Unka track record thoda shaky raha hai past mein. Ready-to-move hai toh paper work aur occupancy certificate properly check kar lena. Meri ek friend ne bahut suffer kiya hai unke ek project mein.

Absolutely agree with U3. My uncle booked a flat with Jaypee years ago near the Alpha-II Commercial Belt and it was a nightmare. Possession delays, quality issues, builder not responding... The whole package of misery. He finally got it after fighting for years, but the mental stress was immense. For first-time buyers, I'd say avoid any builder with a questionable past.

Arey yaar, ye toh sab first-time buyers ki kahani hai. Noida mein rates toh waise bhi upar ja rahe hain, especially good locations. Current market conditions mein ready-to-move thoda expensive padega but peace of mind milega. Under-construction mein future potential hai but risk bhi.
