Okay, I'll say it: ATS Destinaire seems overpriced. Everyone glorifies it but nobody talks about the hidden charges! PLC, EDC…it adds up, yaar! My budget is tight. Has anyone experienced their possession process? My wife wants a good society, safe for the kids. Is ATS really worth the premium? Or should I consider something else? What's your take? Change my mind! Mujhe advice chahiye. Which one is better for resale value?

Don't just look at the RERA registration number. Check the actual RERA website for the project details and compliance. Many builders are defaulting these days.
Bhai, current market mein bargain karo! Builders are desperate to sell inventory. You can get a good deal if you negotiate hard.

ATS Destinaire is a premium property, no doubt. But the question is, are you willing to pay that premium? If safety for your kids is a priority, then it might be worth it. But do your research and compare with other options.
For resale value, location is key. Sector 150 is booming right now. But Sector 44 is also a good option. Check the price appreciation in the last 5 years.
PLC and EDC are standard, guys. Every builder charges that. It's the builder-buyer agreement you need to scrutinize carefully. Read the fine print!
My friend lives in ATS Greens Village. He's happy with the society and the amenities. But he did mention some issues with maintenance charges being high. Something to consider.

I booked a 3BHK in Destinaire 2 years ago. Still waiting for possession. They keep pushing the date. Frustrating! But the location (Sector 152) is promising with the upcoming Jewar airport. I'm hoping for good returns.
Sector 152 is good, but connectivity is still an issue. Metro kab tak aayega wahan? That's a big question mark. I'd rather invest in a more developed sector.
U6, the metro extension is planned, but timelines are uncertain. That's the risk you take with developing areas. Higher potential return, but also higher risk.

U5 & U9, RERA complaint works, but it's a long process. Be prepared for that. Document everything!

Destinaire is good, no doubt. But check out Godrej Woods in Sector 43. Similar price range, maybe slightly lower, and the location is prime. Resale bhi achha milega.
