ATS ke projects mein possession pe kitne hidden charges lagte hain yaar? I work in real estate, but jab khud ka flat Sector 150 mein lene jaao toh darr lagta hai. Suna hai PLC, EDC ke naam pe kaafi extra maangte hain, especially for a 3BHK. What was your experience? Kya koi way out hai?

What about charges like IFMS (Interest-Free Maintenance Security) or corpus fund? Are these usually negotiable? Builders often quote exorbitant amounts for these, saying it's for future maintenance.
Overall, be prepared for some negotiation. Keep all your documents ready. Don't assume anything. Get everything in writing. And yes, RERA is your friend, but use it as a last resort. Prevention is better than cure.
So, OP (U1), after all this discussion, what's your plan for your ATS Destinaire flat? Are you going to push back hard on potential hidden charges, or just brace for impact?
The real estate market is a jungle, yaar. Har koi apna faida dekhta hai. Just be smart, be vigilant, and good luck with your flat!
Yeh builders ki monopoly hai. They know once you've invested so much, you'll eventually pay up just to get possession. It's a very unethical practice, and RERA needs to be more stringent with these 'last-minute surprises'.
The 'way out' is to be proactive. Before signing the Agreement for Sale, ensure every single charge is itemized. If they say 'miscellaneous', ask for a detailed breakdown. If they refuse, that's a red flag. Also, check for the builder's track record on RERA for past projects.
Good point U5. And if you are already in the process, then negotiation, as U7 mentioned, is your best bet. Don't just accept the first demand letter. Ask for justification for each charge.
Exactly. And if negotiations fail, then a RERA complaint. Gather all your documents, especially the original payment plan and agreement. It might take time, but it's often effective.
I recently took possession of a flat in Godrej Nurture (also Sec 150). Their charges were all transparently mentioned in the agreement, and the final demand letter matched almost exactly. There were no 'hidden' surprises. So, it's not all builders, some are genuinely transparent.
As a first-time buyer looking at Sector 150, this thread is scaring me! So, what's the best way out? Should I insist on a clause that says 'no further charges beyond what's mentioned here' or is that just wishful thinking?
My tip: Before making the final payment for possession, ask for the occupancy certificate (OC) and completion certificate (CC). And get a complete list of all charges, including society maintenance, club charges, etc., in writing. Don't just rely on verbal assurances. I made this mistake with my first flat, and then facilities were incomplete for ages.
ATS is notorious for this. My brother bought in another ATS project in Greater Noida West and faced similar issues. They quoted one price, and at possession, the final cost was almost 10-12% higher due to 'premium views', 'extra parking space', 'power backup charges' which were not clearly itemized earlier. It's a common builder tactic to show a lower base price.
Builder ne phir se date extend kar diya lol. Hidden charges toh ab normal ho gaya hai, bas delay na ho. That's my only hope these days.
Thanks for all the responses, guys! U2, 3.5 Lakh is insane! My concern is exactly what U11 mentioned - the vague 'Other Charges' clause. U7, reducing it after negotiation is a good strategy. I'm looking at ATS Destinaire. Has anyone here had direct experience with Destinaire, especially regarding possession charges?
Destinaire is still under construction, right? Possession is probably still some time away. But the builder's general practices are usually consistent across projects. So, expect similar issues. Start documenting everything from now on.
Destinaire is a good location, but I heard about some RERA issues earlier. Check their RERA registration number and see the project status and any past complaints. That might give you some insight into potential delays or charge issues.
Bhai, real estate mein 'hidden charges' are as common as 'delayed possession'. It's like part of the package deal. You buy a flat, you get a side of anxiety and an extra bill you didn't budget for. Sector 150 mein toh ye trend aur bhi zyada hai because of the perceived premium. Lol.
Sector 150 ka current average rate for a 3BHK is around 7500-8500/sqft, depending on the project and amenities. If you're buying ready-to-move, these charges are usually clearer. But under-construction mein, builders take advantage of the payment milestones. I'd say, if your agreement is old, there's a higher chance of such surprises. New projects are slightly better post-RERA, but still, vigilance is key.
7500-8500 is decent, considering the upcoming infra. But if they add 3-4 Lakhs extra, it pushes the effective rate up significantly. Any idea what's the average rent for a 3BHK in ATS projects in Sec 150?
True, the metro line extension will definitely push prices up. Builders know this, so they try to squeeze every penny. But this practice of hidden charges tarnishes the reputation of the whole area. Buyers get wary.
Original poster, since you work in real estate, I'm surprised you didn't get your agreement thoroughly checked before booking. Most of these charges, even if vague, are usually mentioned somewhere. Did you check the 'Other Charges' or 'Miscellaneous' clauses very carefully? Sometimes it's in the fine print.
Hidden charges toh har builder ke hote hain yaar, ATS akela nahi hai. Point ye hai ki agreement mein kya likha hai. Agar PLC, EDC already part hain toh theek hai. But agar koi naya charge add kar rahe hain at the last minute, that's an issue. Sector 150 mein land cost high hai, toh builders try to recover it somehow. My advice: get your agreement vetted by a lawyer.
My experience with ATS Pious Hideaways (also Sec 150) was mixed. Possession was delayed by almost 1.5 years. Jab possession offer kiya toh they asked for ~2.8 Lakhs for 'Enhanced Specifications' and 'Club Membership Lifetime'. Enhanced specifications toh mujhe kabhi dikhe nahi! But after some negotiation and showing them the original brochure, they reduced it to 1.5 Lakh. It's all about how much you push back. Always check the original payment plan and agreement clauses.
Wow, 1.5 years delay is a lot! Aur ye 'Enhanced Specifications' kya hota hai? Did you get any official document for the reduced amount? This is crucial for future reference.
ATS Pious Hideaways is a good project but this 'enhanced spec' trick is dirty. I heard similar stories from Ace Golfshire buyers. Is it common for builders in Sector 150 to pull such stunts?
Exactly, negotiation is key. Most buyers just want to get it over with. But yeh jo 1.5 Lakh bachaye, that's a good amount. What was the original per sq ft rate you booked at, if you don't mind sharing?
As per RERA, builders can only charge for what's explicitly mentioned in the Agreement for Sale. Any new charges or increase in existing charges without proper justification and buyer's consent is illegal. PLC (Preferential Location Charges) and EDC (External Development Charges) are usually part of the basic cost or mentioned separately upfront. The 'hidden' part comes from charges like IFMS, society registration, maintenance advance, etc., which often have inflated figures at possession. Always ask for a detailed final demand letter with a clear break-up.
Bhai, you're not alone. ATS ka track record in terms of 'additional charges' is quite... consistent. Especially jab possession paas aati hai, they spring up with 'IFMS', 'Club Membership', 'Power Backup Installation', aur na jaane kya kya, jo agreement mein ya toh vague hote hain ya mention hi nahi hote. Sector 150 toh premium area hai, wahan toh aur loot machi hai. Mera ek friend hai, usne ATS Le Grandiose mein liya tha, usko 3.5 Lakh extra dene pade the possession ke time pe, just for these miscellaneous charges. RERA mein complain bhi kari thi but it's a long process.
3.5 Lakh? OMG! Ye toh bahut zyada hai. Le Grandiose ka kab ka possession tha? Aur ye charges kya agreement mein nahi the clearly mentioned? Ya phir builder ne baad mein add kiye?
Exactly! Har builder ka yahi drama hai. Pehle sab golden sapne dikhate hain, fir at the last moment aise hidden costs nikal aate hain. This is why I'm so hesitant to buy in Noida. It's like a trap! ATS is known for this. Upar se delays toh alag.
Yeh sab RERA violation hai. Agar agreement mein clearly break-up nahi hai toh you don't have to pay. Many people just pay up to avoid hassle, but that's what builders exploit. U2, aapke friend ko RERA order mila kya? Kya outcome hua?
