Came across this video about ATS Kingston Heath in Sector 150 Noida. The 2350 sqft units are going for ₹18,000 per sqft, which seems pretty high. They're pushing the wellness angle and low density. I'm trying to weigh it against other projects in Noida. Are folks finding better value elsewhere, or is this genuinely a standout deal for the location?

ATS ka naam toh hai, no doubt. Established builder hai 1998 se, Noida mein HQ bhi hai. But 18k per sqft for an ongoing project with possession in 2026-08-03? Thoda risky lag raha hai. Kya pata completion mein aur delay na ho jaaye. RERA number UPRERAPRJ180413 toh hai, but still, delays can happen.
Previous projects ka toh pata nahi, but 2026 ka possession date abhi bhi 2.5 saal door hai. Plus, it's a luxury segment, so they might take their sweet time. For a first home, I'd prefer something closer to possession, maybe something in Alpha II, Greater Noida, even if it's slightly older.
