ATS Le Grandiose Phase 2: Real capital appreciation?
What's the real capital appreciation for ATS Le Grandiose Phase 2 since it's completed? I'm currently in a 2BHK in Sector 78, already have a home loan, and thinking of upgrading to a 3BHK there. Is the premium justified for long-term resale potential, like 5-7 years? What rental yield are people *actually* seeing there?

Honestly, 5-7 years is a long time. If you're upgrading and already have a home loan, think about the EMIs. The current market conditions in Noida are seeing a correction in some areas, not just straight appreciation. Unless you're getting a really good deal, I'd say hold on. Many first-time buyers get swayed by the 'upgrade' dream without looking at the financials. Total units 336, that's not a small society, competition might be there for resale.
My cousin bought a 3BHK in Phase 2 last year for around 1.8 Cr. He's hoping for good appreciation in 5-7 years. But currently, the resale market feels a bit slow. There's a lot of inventory in the premium segment. I'm not sure if the 'premium' is justified for long-term resale unless the infrastructure around it develops significantly faster.
I checked the RERA number UPRERAPRJ14316. It shows completion, but the possession date being 2025-06-30 is a bit of a red flag for a 'completed' project. It usually means they've received OC but are doing interior work or have some handover delays. Don't fall for the 'completed' tag blindly. Always check the actual physical possession status.
I heard ATS is generally good with quality, but capital appreciation is not a given for any project, especially in this market. My friend bought in a similar 'completed' project near Ajayabpur a few years back, and it took ages for prices to move. What rental yield are people actually getting in Le Grandiose Phase 2? That's a more concrete number to look at.
Exactly. I know someone who booked in Phase 1 and the rental yield is decent, but not extraordinary. Maybe 2.5-3% gross, if you're lucky. After maintenance and taxes, it's even lower. Definitely not a cash cow.
Rental yield is key! Brokers always inflate that number. I've been looking at properties in Alpha I Greater Noida too, and the promised rental yields are rarely what you actually get. For a property in the 1.6 Cr range, you'd need a substantial rent to make sense.
Hey everyone, I'm really confused. My broker is pushing ATS Le Grandiose Phase 2 hard. They say capital appreciation is guaranteed given its location. But the price range, ₹1.6 Cr to ₹4.2 Cr, seems a bit steep for a first-time upgrade. What's the real ground reality? Has anyone seen good appreciation since it's completed? I'm in a 2BHK in Sector 78, already stretched with my current EMI.
Agreed, U1. That price range is wide, makes it hard to compare apples to apples. And if you're already stretched, jumping into a 3BHK at 1.6Cr minimum is a big risk without solid appreciation data. Noida market is not always predictable, especially with so many new projects around Alpha II.
Bhai, same boat! Mera bhi broker bol raha hai location is prime, good for long term. But 'completed' aur 'possession date 2025-06-30' thoda confusing lag raha hai. Is it really completed if possession is so far off?
