Been looking for 6 months now and my head is spinning. Noida mein property lena hai, aur ab ATS Le Grandiose (ongoing) aur AU NBCC Aspire Leisure Valley mein confused hoon. ATS ka toh pata hai, thoda delay suna hai, but NBCC ke bare mein zyada reviews nahi mil rahe. Le Grandiose ongoing hai, toh possession ka risk hai kya? Ya long-term investment ke liye under-construction lena sahi rahega? Aspire Leisure Valley ready-to-move lag raha, uska builder track record kaisa hai? ROI kisme better hoga 5 saal mein, considering both are in similar price ranges around 2 Cr? Honestly, pehli baar le raha hoon, toh thoda nervous hoon. Log kehte hain ready-to-move better hai, but ongoing mein appreciation zyada hoti hai. Kya sahi hai? Kis par trust karein?
ATS Le Grandiose — iska investor ratio kaafi high suna hai. Is that true? Ghost society ka risk nahi hoga kya? Builder ka past delivery track record kaisa raha hai for other projects? Long-term rental yield kya expect kar sakte hain yahan se? Abhi under-construction hai, toh completion date pe doubt hai thoda.
Just moved into a new society in Noida, and tbh, seeing everyone consider ATS Le Grandiose. But Dwarka Anamika Residency is upcoming, so which is better? Everyone glorifies ATS, but nobody talks about the carpet area. It's less than advertised, right? Also, builder trust matters. Dwarka is new. ATS delivered, but delayed. Should I go with ready possession or take a chance? Change my mind.
Currently in a 2BHK. Dridha Alpha's OC is a plus, ready to move. ATS Le Grandiose looks fancier, but possession timelines are unclear. Is the price jump worth the risk?
Has anyone compared the actual carpet area in Yam Aasra Enclave vs ATS Le Grandiose? I work in real estate, so I know the super area vs carpet area games builders play. Which one gives you more usable space, off the record? And what about possession? ATS is known for delays, right? Yam Aasra Enclave ka possession status kya hai? I'm looking for something relatively risk-free. Also, which has better metro connectivity for daily commute? Honestly not sure which way to lean. Should I even consider under-construction property given the builder reputation here? Which is better for family moving in vs investor?
Considering ATS Le Grandiose and Antriksh Golf Link. What's your take on location advantages for both? Antriksh is ready-to-move, but is ATS worth the wait? Kya kisi ko Antriksh Golf Link ke maintenance charges pata hai? Which one would you recommend for investment in Noida? I'm looking for opinions!
