The capital appreciation since launch seems modest from my research; I haven't seen the kind of CAGR I’d expect for this segment. Has anyone seen solid data on its price movement post-launch? My bigger concern is the realistic rental yield here. Brokers always paint a rosy picture, but what's the actual monthly income people are getting? Also, the ongoing status of Phase 1 makes me wary about potential delivery delays. I've seen this pattern before, and it impacts both rental income and resale liquidity. Is the builder reliable on timelines for this specific project? Am I overthinking the long-term ROI here?

My friend booked in an ATS project near Alpha 2, aur possession mein 1.5 saal delay ho gaya. ₹2.2 Cr – ₹3.7 Cr is a huge amount, aur agar ROI hi nahi mil raha, toh kya fayda? Rental yield ka bhi real picture pata karna hai, brokers toh kuch bhi bol dete hain. Kya lagta hai, is project mein bhi delay hoga kya?
