Studio apartments are a niche market. Resale value might be an issue later. Plus, 750 units in one project, that's a lot of supply. Dwarka Expressway is developing fast, sure, but the market is also flooded with options. I'd be worried about the long-term demand for so many studio hotel units. Better to check out proper residential projects near Airport Road (Gurgaon side) or even Basai for better appreciation.
My broker was pushing this hard. He said the RERA number GGM/862/594/2024/89 means it's all legit and safe. But the hotel chain tie-up, will it really deliver consistent returns? What if the hotel chain backs out or changes terms? I'm so confused, it sounds good on paper but my gut says be careful.

Honestly, 2.5 Cr to 3.7 Cr for a studio is steep. Dwarka Expressway has potential, no doubt, but that's a lot of money locked up till 2031. For that price, I'd rather look at a 2BHK in a slightly further but developed area like Badshahpur. Capital growth in studios is usually slower than proper residential units, in my limited understanding.

Reliable toh hain, but this is an upcoming project. Upcoming means more risk, especially with such long possession dates. Think about the interest you'd pay till 2031!
