ATS Triumph Gurugram: Good long-term investment?
Came across this video about ATS Triumph in Sector 104, Gurugram, and it got me thinking about its investment potential. It's 3/4 BHKs on Dwarka Expressway, 12 acres with over 7 acres of greenery, designed by Hafeez Contractor. Sounds premium. I'm wondering about the future appreciation here. Given the location and low-density feel, do you guys think the pricing makes sense for a good rental yield or strong capital appreciation long-term? What's your take on its ROI?

I had a not-so-great experience with another builder near Baharampur Naya, they kept delaying possession for years. ATS is established since 1998, which is a good sign, and their HQ is Noida, so maybe they are more organized. But even with a good builder, sometimes premium projects don't always give the expected rental yield if the demand isn't there. For 443 units, competition for rentals could be high. Any idea about current rental demand in Sector 104?
Since it's a COMPLETED project, what about the possession experience? Has anyone here taken possession or heard about the handover quality? ATS ka track record generally theek hai, but specific to Triumph, any insights? Maintenance charges bhi high honge, I suppose.
My friend's cousin lives there. Possession was smooth, he said. But maintenance is definitely on the higher side, as expected for such a project. Keep that in mind for your monthly budget.

Hafeez Contractor ka design toh ek plus point hai definitely. Looks good on paper. But real ground pe kya scene hai, woh dekhna padega. Sometimes these 'premium' tags just add to the price without much practical value for long-term ROI.
