Gurugram mein quality projects mein invest karna is always a gamble. Especially for first-time buyers like us. The market is overheated, and demand is high, so builders often cut corners. Location matters more than anything. ATS Triumph is in a good area, but at those prices (the real ones, not ₹1.5 Cr), the construction quality HAS to be top-notch. Warna resale value bhi affect hogi.

Sahi kaha U1! Mera ek dost ne ek project mein invest kiya tha, sab brochure mein gold plated tha. Ek saal baad lift kharab, gym equipment broken, aur security guards ka toh pata hi nahi. Investor ke liye, construction quality aur location ke alawa kuch matter nahi karta. Amenities are just a cherry on top, if they even work.
Exactly! Aur ye hidden charges aur delay toh alag. Mera cousin ka project Gurugram Airport Road side mein hai, 2 saal late ho gaya hai, aur ab maintenance charges bhi badha diye hain. Builder ke promises pe bharosa karna mushkil hai.

Bhai, ATS ki quality generally achhi hoti hai, but maintenance is key. Cracks aur seepage toh almost har project mein aa jaate hain if not maintained properly. Clubhouse aur pool ka use residents pe depend karta hai, if they form an active RWA, it will be used. But for an investor, yes, amenities are more for marketing appeal than direct ROI, unless it's a very high-end rental market.
Totally agree! Brochures are one thing, reality is another. Especially for ATS, builder ka after-sales support kaisa hai?
