I'm looking at ATS Destinaire. What do you think? Has anyone experienced hidden charges at possession with ATS? I'm hearing some builders do that, yaar! Also, how's their construction quality, honestly? My parents keep saying to check everything properly before investing. Which one is better for end-users? Any advice? I'm so confused. Mujhe advice chahiye. Is it worth the price? Thanks!

From what I've heard, ATS is decent. Not the best, not the worst. But definitely do your homework before investing. All the best!
So, OP, did you finalize anything? Which project are you leaning towards?
My friend booked in ATS Pious Hideaways. He had a terrible experience with possession. Builder ne phir se date extend kar diya lol. Be very careful!
ATS Destinaire is a good option if you are looking for a project with good amenities and connectivity. But as others have mentioned, be prepared for potential delays and hidden charges. Dil se socho, dimag se decide karo.
Make sure all the amenities they promised are actually complete before you book. I made that mistake in my last purchase. Abhi tak swimming pool nahi bana!
Check the builder's track record with other projects. Have they delivered on time? What's the quality of construction like in their other projects? That will give you a good idea of what to expect.
Possession status kya hai? Have they started giving out possessions yet? That's a good indicator of their progress. Check RERA website for the latest updates.
RERA registration number kya hai? Check the RERA website. It will show you the project's status, completion date, and any complaints filed against the builder. Very important!
I heard the maintenance charges in ATS are quite high. Can anyone confirm? That's a recurring cost you need to factor in.
Haan, maintenance charges are a killer in most societies in Noida. Negotiation is key!
Negotiate before booking! They usually budge a little.
I'm also looking at properties in Noida. The rates have gone up significantly in the last year. It's crazy! Is it a good time to buy, or should I wait?
It's a gamble, yaar. Nobody knows for sure. But Noida is a good investment in the long run.
Rates are only going to go up, bhai. Better to buy now than later. Especially with the new metro line coming up.
Bhai, which floor are you looking at? Corner unit or regular? That makes a big difference in price and view. Also, check the direction (north-facing is generally preferred).
ATS is okay, but have you considered Godrej? They're also building some good projects in Noida. A little more expensive, but the quality is usually better. Just a thought.
Godrej is good, but ATS has more inventory and options. Plus, ATS is more established in Noida. Godrej is relatively new here.
Haan, ATS ka reputation is pretty solid. Godrej is catching up, though.
Don't just listen to us, go visit the site multiple times. Talk to the residents who are already living there. That's the best way to get an honest opinion.
U3, carpet area is important, but also check the super area ratio. Some builders inflate it like crazy!
True that! My friend got screwed because of that. Pay close attention, dost!
Super area ratio is a big scam, yaar. RERA is supposed to fix this, but still... double-check everything.
RERA mein complaint karo if they cheat you! At least there's some recourse now.
I booked a flat in ATS Greens Village in 2015. Possession was delayed by 2 years! But eventually, I got it, and the quality is good. But the wait was agonizing. Be prepared for delays.
Destinaire is in Sector 152, right? That area is developing fast. The new metro line will be a game-changer. Property prices will definitely go up. Investment point of view se bhi acha hai.
ATS Destinaire? Good project, but bhai, hidden charges are a universal constant with Noida builders. Check the fine print *very* carefully. My advice: hire a lawyer to review the agreement. Worth the money in the long run.
Totally agree with U1. Hidden charges are a scam. But ATS is generally better than some of the smaller builders. Construction quality is decent, not the best, but decent. For end-use, it's a good option, especially if you like green spaces. Sector 152 is pretty good now.
Hidden charges? Haan, sab karte hai! But ATS is relatively transparent, I think. What's the carpet area they're quoting? Compare that to other projects in the area, that's the best way to judge if it's worth it.
