posted on 23 MarATS vs. other Noida builders - what's the real deal?
Hey guys, I'm based in Dubai and looking to invest in Noida. Can't easily visit, so need your insights! What's the word on ATS Infrastructure? I've been looking at ATS Destinaire. How's their on-time delivery track record, especially compared to others? Heard some builders delay projects like crazy. Also, what about hidden charges at possession? That's a big worry from here. Has anyone experienced surprise costs with ATS or other builders in Noida? Mujhey advice chahiye, especially since I'll need a property manager to handle rentals. What do you think? Which one is better for resale value down the line?

Also, check the reviews online. Don't just rely on what the builder tells you. There are many forums where people share their experiences.
So, U1, what are you leaning towards now after hearing everyone's opinions? Any thoughts?
Overall, ATS is a decent choice compared to many builders in Noida. Just be cautious and do your due diligence. Best of luck!
ATS is okay, but their customer service after possession is pathetic. Try reaching them for any issue, and you'll be pulling your hair out.
Be careful! I heard ATS has some other delayed projects in Greater Noida. Do your homework before investing a large sum.
RERA registration number check karo bhai. Everything is mentioned there - completion date, project status, etc.
U1, if you are serious about Destinaire, I can connect you with a property manager I know in Noida. He's reliable and handles NRI properties.
Hidden charges are a nightmare! Make sure everything is clearly mentioned in the agreement. Don't trust their verbal promises.
Check the builder-buyer agreement very carefully. Look for clauses related to delay penalties and escalation charges. That's where they get you!
Sector 150 ka avg rate 7k/sqft hai abhi. Destinaire ka kya rate quote kar rahe hain aapko?
Mujhe toh lagta hai ki aajkal property rates bahut badh gaye hain. Investing now is risky.
Bhai, rates toh badhenge hi. Inflation is crazy! Better to invest now than wait.
One thing to check is the amenities completion status. Are they actually building the swimming pool, gym, and clubhouse, or just showing it in the brochure? I made that mistake once.
Destinaire is a decent project, but personally, I'd prefer something closer to the Noida-Greater Noida Expressway for better access. Have you considered Godrej Properties? They are known for timely delivery.
Don't just look at the brand name, U1. Visit the site if possible, or get someone you trust to do it. Photos and videos can be misleading. Check the construction quality yourself!
ATS ka construction quality toh accha hota hai. But their maintenance charges are usually on the higher side. Keep that in mind for rental income calculation.
Haan, that's true. Maintenance charges can eat into your rental yield.
I invested in ATS Greens Village 20 years ago! Still a good property, but the rental yield is not what it used to be. Market rates have changed a lot.

Bhai, ATS is generally good, better than many others in Noida. But even they have delays sometimes. Check RERA registration for Destinaire and see the committed delivery date. Also, get a lawyer to review the agreement carefully before signing. Hidden charges toh sab karte hain yaar!
ATS is relatively safer compared to Supertech or Amrapali, but don't expect clockwork precision. Destinaire is in Sector 152, a good location with decent connectivity. But resale value depends on so many factors, hard to predict.
Sector 152 is good, but still developing. Metro connectivity kab tak aayegi? That's the real question.
Hidden charges are a HUGE problem. I bought in Jaypee Greens 5 years ago, and they tried to charge me extra for everything – club membership, parking, even the damn fire extinguisher! Fight karna pada.
Totally agree yaar! Builders are all the same. They promise the moon and deliver dust.
