Guys, I'm abroad, can't visit. ATS Destinaire looks good, but on-time delivery? Anyone bought there? And what about hidden charges, yaar? Which builder is actually better, honestly? Mujhe advice chahiye.

Possession mila kya? That's the million-dollar question. If people are already living there, go and talk to them. Get firsthand feedback.
ATS is okay, but don't expect them to be super responsive after you've paid the booking amount. Customer service goes downhill after that.

U15, For 60-70 lakhs, resale might be a better option. You can get a bigger apartment in a well-established society. New projects are usually smaller and further away from the city center.
U15, Resale is good, but check the property thoroughly. Make sure all the papers are in order and there are no pending dues. Also, negotiate hard!
Be careful — this builder has 3 delayed projects in Greater Noida West. Check their track record properly before investing.
Hidden charges toh sabka scene hai. Stamp duty, registration, parking, club membership... sab milake achha khasa amount ban jaata hai. Factor that in before deciding.
Sector 150 is booming right now because of the new metro line extension. Maybe look at projects there? Prices are a bit higher, but connectivity will be great.

Destinaire is in Sector 153, right? Heard mixed reviews. Some say construction quality is good, others complain about the common areas not being maintained well after possession. U1, which floor are you looking at? That can affect resale value later.
ATS ka reputation toh hai, but delays are common. Check their RERA registration number on the UP RERA website. It will give you an idea of past project delays. Also, get a lawyer to review the agreement thoroughly before you sign anything.
I bought in ATS Greens Village 3 years ago. Promised possession in 2019, finally got it in late 2021. Builder ne phir se date extend kar diya lol. But the apartment itself is good. Just be prepared for delays.

U5, U6, maintenance charges are a scam everywhere! They keep increasing them every year. Koi control nahi hai.
