Just moved to Atta Village near sector 18 metro. Commute is okay-ish, but last mile connectivity is a pain. Auto walas charge crazy rates! Has anyone experienced the same? Also, what about resale value here in 3-5 years? Investment karna sahi rahega kya? Mujhe advice chahiye yaar.

Bhai, has anyone tried those e-rickshaws instead of autos? Are they any better?
Kya decide kiya bhai? Investing in Atta Village or looking at other options?
Haan batao bhai. We're all curious now.
Update dena zaroor!
One thing to consider is the upcoming Jewar Airport. That might indirectly impact property values in Noida, including Atta Village, in the long run. But it's a long-term game.
Jewar Airport is too far away to have a significant impact on Atta Village. Focus on local factors like connectivity and amenities.
Atta Village mein rent kitna milta hai? I'm planning to invest in a 1BHK for rental income.
U18, depends on the condition of the flat and the exact location. But expect around 8-12k for a decent 1BHK. Negotiate hard!
8-12k? That's too low yaar! I'm getting 15k for my 1BHK in a slightly better location. Location matters a lot!
15k? Bhai, kahaan hai tera flat? Mujhe bhi rent pe de de! Joking aside, 8-12k is a more realistic range for most 1BHKs in Atta Village.
Haan, 15k is probably an exception. Unless it's a fully furnished, premium apartment.
So, to summarize, Atta Village is good for affordable living and metro connectivity, but the last mile connectivity is a pain and the investment potential is limited. Think carefully before investing. Check out other options as well.
Exactly U20. Precisely my thoughts. Rent is decent but resale value is slow.
U12, depends on your budget and requirements. City Centre ke paas options are limited and expensive. Maybe look towards Sector 50 or 51?
Sector 50 is good, but the traffic can be a nightmare during peak hours. Consider that as well.
Traffic toh Noida mein har jagah hai bhai. Deal with it! But yeah, Sector 50 is a decent option. Good connectivity and amenities.
I heard the Noida-Greater Noida metro extension is going to improve connectivity in the area. Any truth to that?
U16, eventually yes. But the pace at which these projects get completed... bhagwan hi malik hai! Don't rely on that for your investment decisions.
I bought a flat in Atta Village 5 years ago. Resale value has gone up, but not as much as I expected. The metro is a big plus, but the area is still very crowded and lacking in amenities. Think carefully before investing.
Yaar, Atta Village is okay for living, but investment wise, I'm not so sure. Have you considered Sector 7x? Thoda door hai metro se, but better planned and potentially higher returns.
Sector 7x is definitely better in terms of planning, but the prices are significantly higher. Atta Village is a good entry point for first-time buyers with a limited budget.
Exactly! Entry point is key. Plus, rent out easily ho jaata hai. But yeah, connectivity is the biggest drawback.
Haan, rent toh mil jaata hai. But finding good tenants can be a headache. I had a terrible experience with my last tenant in Atta Village. Damage kar diya pura flat!
U10, that's the risk everywhere bhai. Do proper background checks before renting out. Police verification is a must!
Mujhe bhi advice chahiye. I'm planning to buy a property near Noida City Centre metro. Any suggestions?
Totally agree with U1. Atta Village is convenient for the metro, but getting anywhere else is a pain. I used to live there, and the autos were always ripping me off. Resale value might increase slightly due to the metro, but don't expect huge returns.
Which block in Atta Village are you in? That makes a HUGE difference. Some blocks are much closer to the metro and main road. Also, what type of property? Builder floor? Individual house?
Investment karna hai toh check Sector 150. Better options and planned development. Atta Village is too congested for my liking. Although, rent is cheap there.
U4, Sector 150 is expensive yaar! Budget bhi toh dekho. Atta Village is good for affordable living, especially for bachelors and young couples. But yeah, last mile connectivity is a legit problem.
Atta Village... Haan bhai, I feel you. Sector 18 metro is close, but those auto walas are a menace. Loot macha rakha hai! Last mile connectivity is definitely an issue. Resale value? Hmm... depends on the property, but generally, it's okay-ish. Investment ke liye, thoda soch samajh ke.
