₹6000-8000 per month rent for a room in Atta Village feels high. I work in real estate, so I know the builder rates. But honestly not sure about the rental market here. Is it worth investing for rental income? Metro connectivity sahi hai, but what about daily life? Water supply ka issue toh nahi hai? Any residents facing problems with bijli cuts or safety at night? I'm thinking of buying here, but need real opinions. Am I missing something?

What's the RERA registration number for the project you're considering? Check it on the UP RERA website before you invest. Don't just trust the builder's word.
Good point, U11. RERA is your best friend in these situations. It's saved me from a lot of headaches.
Where do you find this info? UP RERA website? Link please?
Don't forget to factor in property tax and other hidden costs. They can add up quickly and eat into your profits.
Bijli cuts are definitely an issue in Atta Village, especially during summers. Inverter is a must. Safety wise, it's okay, but not the best. I wouldn't recommend walking alone late at night.
This is true. I used to live there. Bijli toh jaati hi rehti thi. And you're right about safety, U7. It's not the safest area, especially for women.
Maybe look at sectors closer to Pari Chowk? They are developing fast and the infrastructure is much better than Atta.
I invested in a property in Atta Village 5 years ago. Rental income is okay, but the property value hasn't appreciated as much as I hoped. I'm thinking of selling it, honestly.
Bhai, 6-8k for a room in Atta Village is pretty standard, especially if it's near the metro. Investment wise, it depends on the property price. What's the sqft rate you're looking at? Water supply ka issue toh usually nahi hota, but bijli can be a problem during peak summer.
I agree with U1. Rental yields are not that great in Atta right now. You might be better off looking at sectors further down the metro line, like Sector 137. Rates are lower and potential for appreciation is higher.
Atta Village is good for bachelors and students. Family ke liye it's not ideal. Too crowded and parking is a nightmare. But if you're targeting that demographic, then maybe it's worth it. Have you considered the maintenance charges? They eat into your rental income.
5k is nothing, U5! My friend pays 8k in Sector 93B! It's highway robbery. Check the fine print before buying, people!
Haan exactly, Noida mein yahi problem hai. Maintenance charges are ridiculous! Even in new sectors, they charge a bomb.
True that, U3. I have a flat in Sector 75 and the maintenance is almost 5k per month! It's insane.
