Atta Village: Resale value and water issues?

Been tracking property prices in Atta Village for a while. Seems inflated, tbh. Is it just proximity to Sector 18 metro driving this? I'm seeing 2BHKs quoted at rates similar to sectors closer to the expressway. From my experience, resale in older villages can be tricky. Anyone sold property here recently? What kind of premium (or discount) did you get? Also, I heard water supply is a major issue. Is it all tanker-dependent, or is there some municipal water? What about waterlogging during the rains? Honestly not sure if the current prices justify the ground reality. Any insights would be helpful. I've seen this pattern before. Hope this helps someone.
