Attapur prices: Worth the gamble for future ROI?

Spent the whole Sunday checking out options in Attapur. Honestly, prices wahaan pe seem a bit crazy now. Builders like My Home are quoting ₹1.5 Cr for a 3BHK. I work in real estate, but even I'm thinking, is the appreciation potential *that* great to justify this? Everyone talks about ORR connectivity, but for long-term investment, the actual ROI... not sure if it's worth the premium. Kya lagta hai, is Attapur really the next big thing, or just overhyped? Change my mind.
