ATZ's last 3 projects in Bengaluru saw 12-18 month delays, for real. I'm looking at ATZ Areva, price ₹1.16 Cr, but builder ka delivery track record makes me skeptical. What's the resale value like agar possession late hua? Any investors here jo ATZ projects mein pehle invest kiye hain? Is there an active secondary market for their properties? Not sure if this is a calculated risk or just bad planning.

₹1.16 Cr for a 2BHK in ATZ Areva feels like a big step for my first investment property. I've been looking at their units, seems decent. My main concern is the ROI here. Has anyone tracked the capital appreciation for ATZ Areva since its launch? I'm honestly not sure how much upside is left in that price range. Also, what kind of rental yield can one realistically expect per month? I'm hoping for something around 3-4% but is that even possible in that area, matlab? And for resale, is there an active secondary market for this project? I don't want to get stuck if I need to exit in 5-7 years. Any insights would be super helpful.
