Okay I'll be honest — I thought buying into Aurum Alumni Accord upcoming project was a smart move for appreciation. Everyone glorifies early entry, but nobody talks about the actual under-construction risk. Mera toh sir ghoom gaya hai. Builders often promise big appreciation from pre-launch prices, but at ₹1.41-2.00 Cr, kitna upside bacha hai Aurum mein? I'm really worried about the actual delivery timeline, given the builder's mixed track record. Time pe possession denge ya nahi, ye sabse bada question hai. What exactly does the RERA number UPRERAPRJ804196/12/2024 guarantee? If the builder delays, can we actually get our money back or compensation easily? Ya bas paper pe hi rules hain?
U11, exactly. RERA helps, but it's not a complete safeguard. Mera ek dost ka project 3 saal late hua tha, RERA mein case daala, judgment bhi aaya builder ke against. But builder ne appeal kar di, aur abhi tak use full compensation nahi mila. Sirf ek fraction of the penalty. So, while it's a good step, it doesn't mean smooth sailing. Ultimately, builder ki financial health aur intent matter karti hai. Isliye under-construction mein bahut research karni padti hai.
U10, RERA definitely provides a legal framework and some protection. Builders are supposed to deposit 70% of project funds in an escrow account, which helps prevent diversion. Plus, there are provisions for compensation for delays. But the process can still be lengthy and frustrating. It's not a magic bullet, but it's better than nothing.
I understand the fear, but early entry does have its perks. I booked in an Alpha-II Commercial Belt project 3 years ago at a much lower price, and now its value has appreciated significantly. But yes, that builder had a very strong reputation. Aurum Alumni Accord mein problem builder ke track record ki hai. Agar builder trustworthy hota toh definitely is price range mein bhi potential hota. But with mixed reviews, it's a huge gamble. My advice would be to thoroughly check their past projects' RERA records and talk to existing residents.
2028-07-01 possession date? Sounds too good to be true for an under-construction project with a 'mixed track record'. Builder ne phir se date extend kar diya toh kya karenge?

Noida mein waise bhi current market conditions thodi slow chal rahi hain, resale mein bhi utni tezi nahi hai. Kya guarantee ki 2028 tak prices itne badhenge ki humein faayda ho? Budget mera bhi tight hai, aur itna risk lena mushkil lag raha hai.
U6, Alpha I Greater Noida mein kuch resale options dekh sakte ho. Wahan already established societies hain, aur prices bhi ₹1 Cr se ₹1.5 Cr ke beech mil jayenge for 2BHK. At least ready possession milega, aur builder ka koi headache nahi. Main toh bolunga ki under-construction se behtar hai ki thoda purana hi sahi, par ready property lo, especially agar first-time buyer ho aur budget-conscious ho.
Any other projects around Alpha II or Ajayabpur worth considering? Thoda kam budget mein, ya better builder track record ke saath?
Sahi keh rahe ho. Aajkal toh ready-to-move properties mein bhi negotiation ka scope mil jata hai. Upcoming projects mein sirf builder ke promises pe chalna padta hai. Aur 2028 tak ka wait, that's a long time to block funds. Kaash koi solid reason mile invest karne ka.

Aurum Alumni Accord ka brochure dekh ke laga tha ki mast deal hai, but builder ka track record sunte hi darr lagne laga hai. ₹1.4 Cr se shuruat hai, itna paisa daal ke agar project latak gaya toh kya karenge? Sirf RERA number UPRERAPRJ804196/12/2024 dikhane se thodi na delivery guarantee hoti hai. Bahut tension ho rahi hai.
U2, exactly! Inka ek project Alistonia Estate mein tha, usme bhi possession 2 saal late mila tha. Aur finish quality bhi utni khaas nahi thi. Woh toh RERA mein register ho gaya tha, but penalties bhi kuch khaas nahi mili buyers ko. Socho, 2028-07-01 ka possession date hai, agar 2 saal bhi late hua toh 2030 tak wait karna padega. Itne time mein toh inflation sab ROI kha jayegi. Aur ₹1.4 Cr mein toh bahut options milte hain aajkal.
