Avalahalli 2BHK hunt: prices and daily life concerns

Visited a few 2BHKs in Avalahalli last weekend. Prices seem high, like ₹80L-₹1Cr, for what's on offer. Are these prices justified or is there room to negotiate? Also, how's the traffic getting out of there during peak hours? And water supply... is it mostly borewell or municipal? Fed up of renting, but don't wanna jump into a bad deal.
