Is The Prestige City Avalon Park ka green space actually usable for kids, ya nahi? Brochures show amazing open areas and play zones, but I'm worried it's all just marketing hype. Meri wife ki priority hai ki bachche safely khel paayein. Are the children's play areas genuinely safe and well-maintained, ya bas ek 'tick-off' checkbox hai? Aur clubhouse, is it a ghost facility or families actually use it daily? Builders always glorify these amenities, but nobody talks about the pathetic maintenance or how cramped things feel after possession. We need a 3BHK for our growing family, so kid-friendly spaces are non-negotiable. Don't want to pay high maintenance for facilities that are useless. Change my mind.

I've heard mixed reviews about Prestige projects in general. Some are fantastic, others not so much on the maintenance front. For Avalon Park, I saw some renders of the proposed green spaces, and they looked quite expansive. The key is whether they actually build what they show and then maintain it well. A friend of mine lives in a different Prestige property near Akshayanagar, and their clubhouse is quite active, but the kids' play area is just 'okay'. So, it really depends on the specific project manager and the residents' association. It's a huge investment, so due diligence is a must.
Any idea about the actual size of the play areas? Brochure pics can be misleading.
That's a balanced view. It's true that builder reputation varies even within their own portfolio. I'm hoping for Avalon Park, given the price point and total units, they make an extra effort on family amenities. The current Bengaluru market is already competitive, so good facilities are a differentiator.
₹1.5 Cr se shuruat hai, budget toh tight hai. Agar amenities bhi 'just for show' nikli toh itna paisa waste ho jayega.
My friend bought in Prestige Lakeside Habitat, and the initial years were great for amenities, but maintenance went downhill after a few years. The clubhouse became less active, and some equipment in the kids' play area needed repairs that took forever. This is a common pattern, especially with such large projects like Avalon Park with 950 units. We need to look beyond just the shiny newness and consider long-term upkeep. For a family with kids, this is a make-or-break deal.
Exactly! Long-term maintenance is the real issue. Is the residents' association strong enough to ensure proper upkeep?
I'm also eyeing Avalon Park for a 3BHK. The possession date is 2025-02-01, right? Has anyone visited the site recently to see the progress on these amenities? Especially the clubhouse and play areas. Is the RERA number PRM/KA/RERA/1251/308/PR/210928/004316 legit and updated?
Haan bhai, RERA toh valid hai. But like he said, plans on paper are different from reality. Market mein abhi bahut projects delay ho rahe hain, so possession date bhi dekhna padega. Hope they stick to Feb 2025.
Yes, the RERA number you mentioned is correct and it's an ongoing project. I visited last month, and while construction is moving, the specific details for children's play areas and clubhouse finishing were still a bit vague. They showed me plans, but execution is key, right? My concern is that with 950 units, if the amenities aren't robust, they'll be overcrowded and unusable. We're looking at the higher end of the ₹1.5 Cr – ₹3.2 Cr range, and such details matter.
Totally agree with this post! Builders always show a rosy picture in their brochures. I've seen so many projects where the 'green spaces' are just patches of sad grass and the 'play zones' are two rusty swings. My biggest fear is paying such a high price for a 3BHK in Avalon Park (₹1.5 Cr – ₹3.2 Cr is no joke!) only to find out the kids can't even play safely. It's not just about the space, it's about the security and maintenance. Are there proper guards? Is the equipment safe? These are the real questions.
Sahi baat hai! Maintenance charges toh puri lete hain, but facilities ke naam pe zero. Bohut important point hai.
Exactly! My cousin bought a flat near Aavalahalli and faced the same issue. Brochure mein sab kuch grand lagta hai, but actual mein itna crowded aur poorly maintained hota hai. For kids, open space and safety are paramount. Prestige ka naam hai, but sometimes even big builders cut corners.
