Avenue Basera: Investor upside is a myth, change my mind.
My lease ends in 3 months, and I'm seriously done with throwing money away on rent. Finally taking the plunge into Ghaziabad real estate. Everyone keeps talking about Avenue Basera Township being 'completed' and 'ready-to-move', but honestly, for investors, is it even worth it? I'm looking at the price range ₹40.05 L–₹67.50 L. My main concern is actual ROI. Kya yahan se rental income generate hogi jo EMI cover kar paaye? Aur capital appreciation ka kya scene hai? Builder ka track record dikhta hai ki project delivery toh ho gayi, but pre-launch se ab tak kitna price move kiya hai? Lagta nahi yahan ab aur upside bacha hai. Resale market kitni liquid hai? Koi investor yahan se exit kar paaya hai smoothly? Change my mind if you think it's still a good investment.

Any good schools or hospitals nearby Avenue Basera? That's a huge factor for me.
Ghaziabad market is tricky, yaar. I've been looking for a 2BHK since last 6 months. Prices have definitely gone up in areas like Ahinsa Khand and even Afzalpur, but that initial boom seems to have settled. Now it's more about specific project value. The current market conditions are favoring end-users who want immediate possession, not necessarily investors looking for quick flips. You really need to do your homework.
U13, abhi tak toh nahi. I'm still exploring. Afzalpur mein kuch options dekhe the, but nothing clicked yet. The dilemma between location, price, and builder reputation is real.
Did you end up buying anything, U4? Kahan pe final kiya?
Sahi keh rahe ho. Market ne thaka diya hai.
I disagree with the 'myth' part. Avenue Basera is a genuinely good project for end-users, especially if you're looking for something ready-to-move. Possession was given on time in 2023-02-01, which is a huge plus point in Ghaziabad. The location is decent, connectivity is good, and you're getting a fully completed project, not just a promise. Investor upside might not be 2x, but steady appreciation is there.
U10, I actually visited a few flats there. The construction quality is decent, not luxury-grade but definitely not shoddy. Finishes are average, but the overall structure seems solid. Builder ka track record mixed hai for other projects, but for Basera, they did deliver on time and the basic amenities are functional. You won't find major issues, but don't expect premium fittings. For the ₹40 L – ₹68 L price range, I'd say it's fair for what you get.
True, ready-to-move is a relief. But what about the quality of construction in Avenue Basera? Is it up to the mark, ya bas 'completed' bolne ke liye kar diya hai?
Totally agree. Ready-to-move ka apna hi sukoon hai.
Same pinch! I'm also done with rent, looking in Ghaziabad. Your concerns are spot on. ₹40 L – ₹68 L is a big chunk, especially for a first-time buyer. Besides ROI, what about maintenance charges and hidden costs? Are they reasonable or crazy high like other 'completed' projects?

Haan, main reh raha hu Avenue Basera mein since last year, possession mila tha 2023-02-01 ko. Agar 2BHK ki baat karein, toh 12k-15k tak mil jaata hai, depends on furnishings. Lekin agar aap ₹40L+ ki EMI dekhoge, toh yeh rent usko cover nahi kar paayega poora. Maybe 40-50% hi cover hoga.
Exactly! Rental income ka kya scene hai yahan? Koi rehta hai Avenue Basera mein jo bata sake actual rent kitna mil raha hai?
Bhai, I totally get your point about capital appreciation. Honestly, for ₹40 L – ₹68 L in Ghaziabad, the upside seems limited *now*. Jab ye project pre-launch mein tha, tab shayad kuch returns mile honge. Ab toh mostly end-users ke liye hi hai. Agar aap Abhay Khand ya Ahinsa Khand II mein dekho, wahan thoda better appreciation dikha hai over the last 2-3 years, but that's a different price bracket.
