Did some digging on AWHO Manoj Vihar this week. Everyone glorifies its location, but honestly, I'm not seeing the investor appeal. For its price point (₹74.57 L–₹1.65 Cr), is the capital appreciation really there? I'm currently in a 2BHK and thinking of upgrading for investment, but this feels more like an end-user project. What's the actual rental yield people are getting? I'm worried about resale liquidity if it's mostly owner-occupied. Is the premium justified for long-term wealth creation, or am I missing something big? Change my mind.
