U8, traffic is definitely a concern across Bangalore, not just Ayyappa Nagar. But for water, many societies have borewells. Current market conditions show demand for 3BHKs is still strong in well-connected areas, pushing prices up. You need to factor in the commute time for sure.

U1, premium might seem high but it's for a reason. I bought a 3BHK in an adjacent area, near Aavalahalli, two years ago for ₹1.2 Cr. Now similar properties in Ayyappa Nagar are quoting ₹1.8-2 Cr. The appreciation is real due to upcoming metro lines and commercial development.
U6, U5 might be right about asking prices, but ground reality can be different. Many builders inflate these numbers. I almost booked a flat in Adigara Kallahalli last year, similar appreciation was promised, but the project got delayed by 18 months. Always check the builder's track record and don't just go by quoted appreciation figures. RERA numbers are key.
U5, that's a huge jump! ₹1.2 Cr to ₹2 Cr in two years? Are these builder prices or resale? Kya basis pe bol rahe ho, actual registered sale values hain ya asking price?

Dekho, U1, appreciation ki baat karein toh, Ayyappa Nagar has always been a solid bet. My cousin bought a 2BHK there 5 years ago, and uska value double ho gaya hai. Daily life is quite peaceful, access to Outer Ring Road is good, but yes, prices are steep now. You're paying for established infrastructure and connectivity.
Totally agree with you, U2. Ayyappa Nagar prices have shot up crazy! For that money, you could easily get something better in say, Akshayanagar, with similar amenities. I'm also finding it tough to justify.
Yaar, Ayyappa Nagar ka premium toh out of budget ja raha hai. Mujhe toh lagta hai itna worth nahi hai, especially for a first-time buyer like me.
