posted on 7 MayBadshahpur new projects are just hype
Okay, I'll be honest — I'm finding the Badshahpur corridor projects super confusing for a 3BHK. Everyone talks about the new launches, but honestly, I feel like they're just overpriced for the carpet area. My budget is around 1.2 Cr. Is it just me, or do older, well-maintained societies actually give better value for money? Sab bas amenities dikhate hain. Change my mind.

Kya koi specific older society suggest kar sakte ho Badshahpur ya nearby areas mein jo 1.2 Cr mein 3BHK resale offer kar de? I'm open to slightly older construction if it's well-maintained.
U5, you can check societies like Vatika City or Tulip Petals in the extended Badshahpur region. They might have resale options in that range, but finding a 3BHK for 1.2 Cr even in well-maintained resale is getting increasingly tough, especially if you need a decent carpet area. You might have to compromise on location or size a bit.
I checked a few RERA registered projects in Baharampur Naya recently. The price per sqft they're quoting is insane for the actual usable area. They calculate on super built-up, which includes everything from walls to common areas. Plus, possession delays are a massive concern. Many builders in this corridor have a track record of extending dates, leaving buyers in a lurch with EMIs and rent both. It's a huge financial risk, especially for first-time buyers like us.
Agreed. Builders just launch without proper approvals sometimes, banking on future sales. Current market conditions are tough for buyers, with interest rates high and prices not correcting much. Research is key.
Sahi kaha yaar, possession delays ka bahut darr hai. Mera cousin ka project Gurugram mein 2 saal late hai, aur ab builder penalty bhi nahi de raha. It's a nightmare for him.
Which projects are you talking about? Any specific RERA numbers or builder names to watch out for? I'm looking near Baliawas and don't want to fall into any traps.
I actually went with an older, well-maintained society near Airport Road for my first home two years ago. My friend bought a 3BHK there for 1.1 Cr, which was a steal compared to the new launches even then. The flat is spacious, society is green, and kids have ample space to play. Sure, it doesn't have a swanky clubhouse, but honestly, how often do you even use those? Value for money was definitely better.
But new projects have modern amenities and better construction quality, don't they? Older societies often come with huge maintenance headaches and outdated designs. Plus, connectivity in the new Badshahpur developments is improving.
Connectivity is definitely a plus for new areas. But I've heard stories about new projects near Baliawas where the promised infrastructure took ages to materialise. So, 'improving' can be a very slow process.
Modern amenities are good, but at what cost? Most of the time, the maintenance charges are sky-high in new societies, aur phir bhi services substandard hoti hain. Older ones, if well-managed, can be much more cost-effective.
Totally agree with the original post! Badshahpur mein naye projects sirf glossy brochures aur fancy names dikha rahe hain. Carpet area ke naam pe they're giving shoeboxes at exorbitant prices. Mera budget bhi 1.2 Cr hai for a 3BHK, aur lagta hai pura paisa sirf builder ki marketing mein ja raha hai.
Exactly! Gym, pool, clubhouse dikha ke price hike kar dete hain. Basic needs pe focus hi nahi. Older societies have better space.
Haan bhai, same feeling. Carpet area toh kuch aur hi hota hai, dikhate kuch aur hain.
