Been visiting Balagere projects for a few months now and honestly, I'm confused. Everyone glorifies Balagere as the next big thing, but are these property prices justified? I'm currently in a 2BHK in Whitefield, thinking of upgrading to a 3BHK or a small villa. Already have a home loan, so this is a big jump. Not sure if the investment potential for 3-5 years is that great, considering the current rates. Plus, water supply ka issue toh hai hi na wahan? Tanker dependency kitni hai, sach mein? Itna paisa worth it hai kya for the long run? Change my mind.

Exactly my thoughts! I'm also a first-time buyer looking for a 3BHK, and Balagere ke prices sunke toh hosh ud gaye. For a similar budget, I can get something decent in Marathahalli or even parts of Sarjapur. Is the hype really worth paying such a premium? I feel like the developers are just cashing in on the 'next big thing' tag without sufficient infrastructure.
Totally agree with you both. I heard some builders are quoting 8500-9000 per sqft for under-construction projects. Is that even sustainable? What kind of appreciation can one expect with such high entry points?
Haan bhai, same experience! Prices toh bahut zyada lag rahe hain, especially for the infrastructure there.
