Balaji Azalea: Why are there so many hidden charges?
Just got the final cost sheet for Balaji Azalea and honestly, I'm fuming. They quoted one price for the 3BHK, but the PLC, club membership, and development charges added like 10L extra. My budget was already so stretched for my first home, and this feels so misleading. Did anyone else face these kind of hidden charges there? What did you do?

Pura headache hai yaar, first home khareedna. Builders just make it impossible to stick to your budget. Feeling so demotivated now.
This is so frustrating! The initial price range of 1.4 Cr – 1.9 Cr for a 3BHK seems reasonable for Ghaziabad, but these hidden charges just blow the budget. Is Balaji Azalea builder ka track record generally poor for transparency, ya yeh sab builders ka naya trend hai? And are these charges even legal?
2015 ka possession tha, tab bhi aise charges the. Ab toh aur zyaada honge. Builders don't care.
Balaji Azalea ka track record toh mixed hai, depends on who you ask. But hidden charges toh almost har builder karta hai now. It's the current market condition, demand high hai toh they exploit. Especially in areas like Ghaziabad, competition is tough but everyone wants that extra buck. As for legality, some are, some aren't. RERA has brought some transparency but builders find loopholes.
I faced this with another project in Abhay Khand a few years back. They showed me a beautiful sample flat and gave a very attractive base price. But jab final agreement ka time aaya, toh club membership, maintenance advance, power backup installation charges, even 'legal fees' ke naam pe 8-9 lakh extra laga diye. Balaji Azalea ka toh 2015 possession tha, tab bhi itni hidden charges thi kya? It's like they trap you once you're emotionally invested, and then you have no choice but to pay up otherwise your booking amount is gone.
Negotiation is tough, bhai. Most builders have a standard playbook. For Balaji Azalea, I heard they were quite rigid even back then during its 2015 possession phase. The trick is to ask for a *complete* cost breakdown upfront, including all taxes (GST, stamp duty, registration) and miscellaneous charges, before paying any booking amount. Don't trust verbal commitments. Get everything in writing, even if it's just a proforma invoice, and compare it with the RERA guidelines. That's the only way to safeguard yourself.
Exactly! What kind of 'legal fees' were they charging? Did you manage to negotiate any of these down, or was it a take-it-or-leave-it situation? I always thought legal fees were fixed.
Totally relate! I was looking at a 2BHK in another project and even there, builders are adding absurd 'infrastructure development fees' and 'IFMS charges'. Is this a common practice with Balaji Azalea specifically, ya sab jagah aisa hi hai? What exactly were these PLC and club membership charges for?
Sahi keh rahe ho. Builders ka yahi tactic hai, especially for first-time buyers. They know we're desperate.
Haan bhai, Balaji Azalea mein toh bahut common hai. My friend booked a 3BHK there, the one they quoted at 1.4 Cr, and ended up paying almost 1.65 Cr just with these charges. PLC (Preferential Location Charges) are for flats facing a park or main road, which they don't tell you upfront is 'extra'. Club membership is mandatory, not optional, and development charges are just a fancy name for extra money. Be very careful with their final cost sheet, it's never the 'all-inclusive' price they promise initially.
OMG! Same here, yaar. Balaji Azalea ka toh yahi scene hai. Hidden charges ne budget hila diya. So frustrating when you're just trying to buy your first home.
Bilkul bhai, I totally agree. My cousin also faced similar issues with a project near Ahinsa Khand 1. Builders have become pros at this 'bait and switch' tactic. Pehle kam price dikhao, phir end mein saare extra charges laga do. It's a nightmare for first-time buyers like us.
