Since January I've been shortlisting flats in this city, and Banashankari keeps coming up. I work in real estate but buying for myself is different, you know? I'm looking at a 3BHK, budget around 1.8 Cr. What's the real deal with water supply here? Is it mostly municipal or borewell dependent? Also, for families, how are the schools around the area? Quality and admission difficulty? Finally, what's the resale market like if I need to move in 5-7 years? Is it easy to offload property here without a huge discount?

Watch out for builder reputation, especially with water issues. I almost booked a flat near Aavalahalli, and then found out the builder had a history of not getting proper municipal water connections, relying only on tankers. That's a huge ongoing cost and hassle. Always check their RERA history and ask current residents about water bills and source. It's a big red flag if they'
Honestly, 1.8 Cr for a decent 3BHK in Banashankari is getting tougher and tougher. Builders are quoting insane prices now. You might have to compromise on age of the building or amenities.
Resale value is a huge factor for me too, especially if I might need to move in a few years. Banashankari is an established locality, so generally, property values hold up. But I've heard some areas within BS are better than others for appreciation. What's the real ground reality for appreciation in say 5-7 years?
Totally agree on the resale part! My friend bought in Akshayanagar (which is nearby) 4 years ago and is struggling to sell now without taking a hit. Is Banashankari different? And talking about schools, for primary grades, is it really that tough to get in? My kid is just starting.
1.8 Cr for a 3BHK in Banashankari? That's a good budget, you might find something decent! I'm also looking there, hoping for a good deal. Schools are generally good in the area, but admissions are super competitive for the top ones.
Banashankari is a great area, no doubt, but water supply is a real headache sometimes. Most projects, even new ones, rely heavily on borewells. Municipal supply is there but often not enough, especially during summer. You'll definitely need to check the specific building's water arrangements very carefully before committing.
