Baner property: My ROI calculations feel off

From my experience, jab Baner mein property dekhte ho, sab log only appreciation dekhte hain. But did anyone actually calculate the *real* current rental yield vs. maintenance costs there? I've seen projects where the supposed ROI isn't adding up once you factor in vacancies and property tax. Is this just me?
