Bangalore 2BHK owners: Is a 3BHK upgrade worth it?

Visited a couple Prestige and Sobha projects in Sarjapur and Whitefield last weekend. I'm currently in a 2BHK in Sarjapur, thinking of upgrading to a 3BHK or a small villa. The price jump is massive, honestly. Is that extra space and premium really justified for an upgrade, considering my existing home loan? What's the ROI like for 3BHKs versus 2BHKs long-term?

Bhai, this is exactly what's stopping me! The EMI for a 3BHK in Sarjapur is insane right now. I'm also in a 2BHK and the thought of another huge loan gives me sleepless nights. Are these developers even giving good deals anymore?
