Finding a genuinely transparent builder in Bangalore feels impossible. We're upgrading to a 3BHK for the kids, targeting Jakkuru Village for schools and safety. My budget is around ₹1.5 Cr, but every quote, even from Jayani Builders And Developers, seems to have so many hidden layers. They quote one price, then add PLC, parking, club membership, then GST, stamp duty, registration, OC charges... it's overwhelming. Honestly, how much room is there for negotiation on these 'final' prices? Is it even possible to knock off a decent percentage on a new 3BHK, say 5-7%? And what are the sneaky charges that only pop up at possession? My wife just wants a clear 'all-in' number, no surprises.

U10, the corpus fund and legal fees can add up to another 1-2% easily. For negotiation, you need to be firm and show you've done your research on other projects. Point out specific things like 'Project X is offering Y amenities at this rate, why is yours more?' Sometimes if you're ready to close quickly, they might offer a small discount. But 5-7% is very ambitious for a new project, maybe 2-3% is more realistic if you push hard.

For Jayani, last I checked a few months back, they were quoting around ₹7000-7500 per sqft for a 3BHK in that area, but that's just the base price. My friend bought a flat from them in Aavalahalli, and the final cost, including all the extras, came out to be nearly ₹9000/sqft. Builders are still holding strong on prices, it feels like.

Exactly! My experience with a builder near Akshayanagar was similar. They showed me a flat for 1.2 Cr, but by the time all charges were added, it was almost 1.45 Cr. And they said 'no negotiation' because it's RERA approved. What even is RERA for then?
Totally agree with U1! Jakkuru is indeed great for schools, my cousin lives there. But the price opacity is real everywhere.
