If Adarsh has 0 projects for that specific entity, it's a big risk. Try to get a trusted relative or friend to visit the site in person and check all documents. Don't rush into a decision just because of online hype or limited options.
Disha Park West is also on my radar. My cousin visited their site near Akshayanagar a few months back. He said the project looked decent, but the prices they quoted were quite high for that specific location. Did you manage to check their RERA status or possession timelines?
