Bangalore builders: real quality and hidden costs?

What's the real scene with construction quality from Prestige or Sobha in Bangalore? I'm finally fed up of renting, landlord ne fir rent badha diya. Looking for a 2BHK/small 3BHK near Whitefield area, budget ₹1.5-1.7 Cr. Checking out Prestige, Sobha, Brigade, Godrej. Brochures toh mast lagte hain, but construction quality ka kya haal hai? Suna hai finishes mein issues aate hain, like plaster cracks ya seepage post-possession. Hidden charges ka kya scene hai? PLC, EDC, registry costs – kitna upar jaata hai from initial quote? Which builder is more transparent?
