My Rishideep Ventures 3BHK on Residency Road was advertised with 1800 sqft super area, but the actual carpet area is barely 1200 sqft. This 33% difference feels like a massive misrepresentation, especially when you calculate the per-sqft cost. I'm looking at the effective ROI now, and it's significantly lower than projected. From my experience, this inflates the perceived value and total acquisition cost. I've seen this pattern before, but this ratio feels excessive. It impacts rental yield directly. Is this common practice now in Bangalore? How do others factor this 'super area trap' into their deal valuation? Did you manage to negotiate on effective carpet area pricing?
