Bangalore builders won't budge more than 4% – prove me wrong.

Is getting more than 3-4% off the listed price even possible with Yesh Developers in Singasandra? I work in RE, but buying for myself is different, and they're really playing hardball. I'm worried about super area vs carpet area games and those last-minute hidden charges. What's the real story on negotiation limits here?
