Been looking for a 3BHK near Palace Road. I work in real estate, but my own purchase feels different. Builders like NS Infra push 'spot discounts'. Are these genuine? Broker vs direct builder – who gets a better deal?

Totally agree with U1. Spot discounts are a trap! Last year, I almost fell for one near Aavalahalli. Builder ne bola 'limited time offer', but jab paperwork dekha, toh effective price normal se bhi zyada tha. Broker ne clear bataya tha yeh sab marketing gimmick hai.

Bhai, NS Infra ka track record toh bahut mixed hai. Spot discounts aksar eyewash hote hain. Pehle price inflated rakhte hain, phir discount deke lagta hai ki deal mil gayi. Palace Road area mein prices already high hain, be careful. Broker se jaoge toh shayad better negotiation ho, but direct builder bhi commission kha jata hai indirectly. Meri ek friend ne Akshayanagar mein liya tha, bahut hidden charges nikle baad mein.

Sahi keh rahe ho. Mera experience bhi similar raha. Builder ne bola 'diwali offer', but jab bank loan ke liye valuation hui, toh pata chala ki market value se bhi upar price quote kar rahe the. Bahut mushkil se deal cancel karayi.
