Since last year, I'm just done with paying rent. My landlord raised it again, so finally taking the plunge, you know? EMI vs rent math ab sahi lag raha hai. I've been looking around Sarjapur Road and Bellandur, mostly 2BHKs. My budget is around 1.1 Cr. Chaitra Greenwoods, Chaitra Constructions ka project, dekh raha hoon. Location wise acha hai. But I'm a bit unsure about their construction quality. Kisi ne Chaitra Greenwoods mein experience kiya hai kya? Like, plaster cracks ya seepage issues baad mein? Also, customer support after booking... do they actually respond? Not sure if hidden charges bhi bahut hote hain at possession. Any past experiences with Chaitra Constructions, especially on these points? Input chahiye, bahut help hogi.

While the zero projects point is super valid and definitely a major concern, what about the location itself? Sarjapur Road and Bellandur are booming, and finding a decent 2BHK for 1.1 Cr there is getting tougher. Is Chaitra Greenwoods offering something exceptionally good in terms of amenities or perhaps a larger carpet area for that price? Sometimes, new builders try to compensate for their lack of history with better value. What's the area like, specifically around the project site? Connectivity and social infrastructure kya hai wahan?
U1, U5, can you share what the approximate price per square foot Chaitra Greenwoods is quoting? And does that 1.1 Cr include all charges like registration, amenities, and parking, or is it just the base price? Often, the hidden charges add another 10-15% to the total, which can push a budget-conscious buyer way over the limit. This is especially true with less transparent builders.
Haan, sahi baat hai. Even established builders sometimes have issues, so with zero track record, the risk is amplified. Location kitna bhi accha ho, project complete hi na ho toh kya fayda?
U5, you're right that location is key, but value from a new builder can be a trap. My cousin booked a flat in a project near Adigara Kallahalli a few years back, lured by a lower price and good location from a relatively unknown builder. They promised so much, but the project got delayed by 3 years, and the quality was subpar. Eventually, they had to spend extra to fix things post-possession. The 'value' vanished with all the headaches. It's a huge risk for first-time buyers where every penny counts, and 1.1 Cr is a significant investment.
Zero projects? That's a deal-breaker for me right there. Thanks for that info U3! Really appreciate it.
Hey U1, U2, be very, very careful with Chaitra Constructions! I did some digging a few months back for a friend who was also considering them in the Aavalahalli area. This builder, Chaitra Constructions, has ZERO completed projects till date. Yes, you read that right – zero! They have no track record. How can you trust a builder with your life savings if they haven't delivered even one project? This is a massive red flag, especially for first-time buyers. The current market conditions in Bangalore are already tricky, don't add more risk.
U7, you can usually check the RERA website for Karnataka. They list registered projects and their status. If a builder has no projects listed there, or only 'under construction' ones without any 'completed' status, it's a clear sign. Also, local property lawyers or real estate agents who have been in the market for a long time might have intel, but always cross-verify. Sometimes, builders operate under different names too, so that's another layer of complexity.
Zero projects? Whoa, that's scary. But how can we even verify something like that? Is there a central database or something to check a builder's past projects if they're not on RERA yet?
Exactly! That's a huge problem. Zero projects means no past buyers to talk to, no RERA history of completions, nothing. I've heard horror stories from friends who invested in projects by new builders in Akshayanagar, facing endless delays and quality compromises. Don't fall for glossy brochures and fancy sales pitch without a solid track record.
Bhai, totally understand your situation. I'm also a first-time buyer in the same boat, looking in the same areas with a similar budget. Chaitra Greenwoods ka naam suna hai, but haven't visited. My biggest fear is getting stuck with a builder who disappears after taking the money. Construction quality and post-sales support are huge for me too. In general, how reliable is Chaitra Constructions as a builder? Anyone know their general reputation?
