Since January I've been shortlisting flats, ab toh pakka ghar lena hai, fed up of renting yaar. EMI vs rent math doesn't make sense anymore. I'm looking at places near Sarjapur Road, maybe even some projects by Columbia Pacific Communities, like V5 Paradise. But builders ka track record aur legal stuff bohot confuse kar raha hai. How do you guys actually check RERA registration? Just the number on the website or is there more to it? Kya red flags hote hain jo dekhne chahiye? Also, builder-buyer agreement mein kaun se clauses sabse zyada tricky hote hain? I've heard stories about hidden charges and possession delays. How to verify a builder's legal history beyond just RERA? Any tips for first-time buyers in Bangalore?

It's a tough market for first-time buyers right now, interest rates are high and prices in Sarjapur and surrounding areas like Adigara Kallahalli are not dropping, in fact, they're still climbing. My advice is to not rush into anything. Take your time, get a lawyer to review the BBA, do your due diligence on the builder's reputation and financial background. Better safe than sorry, especially with your first big investment.

Hidden charges are the worst! IDC (Infrastructure Development Charges), legal fees, maintenance advance... sab pehle hi clear karlo, verbal promises pe mat jaana. Builder-buyer agreement mein penalty clauses for delays, quality of construction specifications, and termination clauses for both parties... ye sab check karna bahut zaroori hai. Get a good property lawyer to review the entire document, it's worth the money.
RERA number toh theek hai, but uske portal pe jaake project ki details, approvals, completion dates sab dekho. Builder ka history bhi search kar sakte ho wahan. Agar koi litigation pending hai ya previous projects mein delays hue hain, woh bhi pata chal jaayega.

Naye players ka track record dekhna bohot mushkil hota hai, especially jab unke paas zero total projects show ho rahe hon RERA pe. Ye sab red flags hote hain. Agar penalty amount kam hai ya vague hai, toh samjho builder ko der karne mein koi farak nahi padega.
