Bangalore hidden costs: What agents don't say
₹1.8 Cr for a 3BHK in Prakruthi Nagar – seems steep for a new project from Equinox Global Shelters, even with the airport road proximity. I'm based in Dubai, so can't do a site inspection myself. My agent is pushing for a quick decision but I'm worried about hidden charges. Does price negotiation actually work in Bangalore, especially with builders like Equinox? How much can you realistically knock off from the quoted ₹1.8 Cr, maybe 5-7%? Also, what are typical hidden costs beyond stamp duty, registration, and PLC? My agent mentioned 'utility setup' fees and 'clubhouse membership' not in the initial brochure. Is this normal? I need the *total* cost of acquisition. Are there charges only at possession? Managing remotely is tough. Anyone dealt with Equinox or bought in Prakruthi Nagar? What was your final cost and negotiation experience? Advice for an NRI investor?

₹1.8 Cr for Prakruthi Nagar? That's way too much for Equinox, bhai. Their past projects in Aavalahalli had so many delays. Negotiation? Bhool jao, maybe 1-2% if you're lucky.
Sahi kaha bhai! Equinox ka track record theek nahi hai. I heard similar stories from my friends in Adigara Kallahalli.
