posted on 12 MayBangalore homeowners: Is carpet area the real deal?
Did a site visit to Ambika JV Anjanadri and Jai Gardenia last weekend. I'm in a 2BHK, looking to upgrade. While checking carpet area, I found builder's 'super built-up' can seriously inflate costs. Jai Gardenia ki carpet area efficiency achi lagi, but Ambika JV ready hai. Already home loan hai. 5-year appreciation ke liye kaunsa better investment? Always check actual usable space, not just brochure numbers. Hope this helps someone.

Be very careful with ready-to-move projects too, especially in the current Bangalore market. Sometimes builders rush completion, or the quality isn't up to mark if they're trying to offload inventory. The appreciation for 5 years depends heavily on the locality's development plans and infrastructure, not just the 'ready' tag. Check for RERA compliance and any pending legal issues thoroughly. My cousin got burned thinking ready means no
Original poster ne Ambika JV aur Jai Gardenia ka mention kiya. Ambika JV ready hai, sounds good. But budget-conscious buyers like me ke liye, uska actual price range kya hai? Aur Anjanadri Layout, is that a good area for connectivity and future growth, especially if I'm thinking 5 years out?
Yaar, ₹30-60L range mein toh Bangalore mein kuch bhi dhang ka milna mushkil ho gaya hai for a first-time buyer. Especially agar aapko thoda decent carpet area chahiye. Main bhi isi budget mein dekh raha hoon, aur options itne limited hain, ya toh location compromise karo, ya size. Builders bas numbers game khel rahe hain. Jai Gardenia ki efficiency achi hai, but if Ambika JV is ready, that's a huge advantage for immediate move-in, considering home loan interest.
Ambika JV Anjanadri ka price range ₹30 L se ₹60 L ke beech hai, bhai. It's completed with 367 units. Anjanadri Layout is decent, connectivity is okay, but future growth thoda slow ho sakta hai compared to core areas. Maybe Akshayanagar or Agrahara Layout are better for appreciation.
My friend booked a flat in Akshayanagar two years ago, thinking he got a great deal. On paper, it looked huge. But when they got possession, the actual usable space, the carpet area, was so much less than what the super built-up suggested. He literally felt cheated, especially after factoring in all the common areas they made him pay for. Now he's stuck with a smaller home than he imagined and the resale value also seems affected. Always, always verify the carpet area with a tape measure, not just the brochure.
Yaar, totally agree with the original post. Builders ka super built-up wala game toh pura scam hai. Ambika JV ready hai, that's a big plus, but is it really worth the price for a 5-year appreciation? Carpet area hi dekhna chahiye, warna baad mein regret hota hai.
Exactly! Main toh Aavalahalli mein dekh raha tha ek project, wahan bhi yahi scene tha. Carpet area ke naam pe itna difference? Ambika JV ka price range kya hai exactly, aur kya builder ka reputation clean hai?
Sahi kaha bhai! Mera bhi same experience hai. Brochure mein kuch aur, actual mein kuch aur. Frustrating!
