Bhai, RERA effective toh hai but it's not a magic bullet. Builder agar naya ho, jaisa Keya Homes lag raha hai (maine toh inka naam suna nahi pehle), toh aur zyada careful rehna padta hai. Mere ek dost ne ek naye builder se liya tha, RERA registered tha, but project ko 3 saal late kar diya. Builder ka track record zero ho toh bohot bada red flag hai.
