From my experience, initial construction quality significantly impacts long-term ROI and tenant attraction. I'm looking at Advaitha Aksha, but honestly, what's the ground reality on their construction? Specifically, are people seeing early cracks, seepage, or fitting issues after a year or two? These snag list items can be a real headache for investors. Does the initial build quality hold up, or are maintenance costs higher than expected later on? For resale value, this is crucial. The real test of build quality starts after 2-3 years, jab warranty period khatam hota hai. Check reviews specifically for flats occupied since then. Don't go by what agents tell you, unka toh commission hota hai.
My friend bought a flat in a nearby project in Akshayanagar, possession in 2020. Uska experience toh theek nahi raha. Small cracks, paint peeling, aur lift frequently kharab hoti hai. Advaitha Aksha ka bhi kuch aisa hi feedback sunne ko mil raha hai. For 2.8 Cr minimum, you expect better, right?
