Bangalore new projects: Are amenities just brochure promises?

Since last Diwali, I'm seriously looking at flats in Bangalore. Kids have moved out, don't need such a big place anymore, so selling our old property. I need something manageable, with good society and a reliable lift for our age. Everyone glorifies these big societies with tons of amenities, but is anyone actually using those fancy clubhouses? Lodha Codename Sarjapur, for example, promises so much. Meri toh opinion hai ki builders bas brochure mein dikhate hain, reality kuch aur hoti hai. After possession, do we really get all that or just a shell? And the maintenance charges! Bilkul seems like a scam sometimes. They charge a bomb, but the actual service quality, cleaning, security, yeh sab kaisa hota hai? Is it value for money ya bas EMI ke upar ek aur kharcha? Change my mind.
