Pre-launch pricing feels like a massive gamble in Bangalore now, especially with these big builders. I'm currently in a 2BHK in Whitefield, looking to upgrade to a 3BHK or villa. Saw a Prestige project near Hemmiganahalli. They push pre-launch offers as better value, but is that 'early bird' discount really maximizing deal value? Or just locking in before true market rates? I'm concerned about total acquisition cost with potential hidden charges later. Should I leverage a construction-linked payment plan now or wait for OC and clearer pricing?

Yaar, original poster ki baat bilkul sahi hai. Yeh pre-launch offers Bangalore mein ek lottery ticket jaisa lagta hai. Hemmiganahalli mein Prestige ka project suna hai maine bhi. Kya sach mein koi value hai ya bas hype? Construction-linked payment mein phansna nahi chahta, bahut risky lagta hai.
Same fear bro! Mujhe bhi lagta hai ki baad mein rates badha dete hain ya possession delay kar dete hain. Builder ke promises pe bharosa karna mushkil hai.
