Bangalore pre-launch pricing: is the early bird discount real?
Was checking out prices for Scion Projects in Frazer Town, and pre-launch deals are confusing me. I'm based in Dubai, so can't do site inspections myself, relying heavily on virtual tours and community insights. Builders often offer these 'early bird' discounts, but is it actually a real saving compared to negotiating a spot discount closer to possession? Like, for a 2BHK around ₹1.2 Cr, how much can one realistically knock off? I'm thinking about a power of attorney for paperwork. Is it better to wait for construction to be 50-60% done and then push for a spot discount, or jump on pre-launch? Matlab, what's the ground reality in Bangalore for these schemes? Any experience with Scion or similar builders and their pricing tactics?

Bhai, pre-launch discounts are mostly a marketing gimmick, especially for builders like Scion. They inflate the initial price to show a 'discount'. I almost fell for it in Aavalahalli two years ago. For a 1.2 Cr property, maybe you'll save a lakh or two, but that's after they've already added 5-7 lakhs to the base price. Plus, delays are common. Frazer Town is a good area, but be very careful with these early offers.
