Bangalore projects often cut corners on kids' play areas. We visited Legacy Celino, thinking it'd be great for our two kids. Brochure mein toh sab sahi lagta hai, but site pe the children's play area looked so small, almost an afterthought. Wife bola, "Is it really safe for them?" Not sure if it's just Legacy Celino or sab jagah aisa hi hai. My kids need proper open space to play, not just a couple of swings. Is this normal now for new 3BHKs? What was your experience with kids' facilities in other projects?

It's a common issue, and not just in Bangalore. Builders prioritize what sells fastest – fancy interiors, good location, and then cut corners on common areas like play zones, especially if the project is
Honestly, for a project with only 24 units and that price range (₹1.7 Cr – ₹2.8 Cr), maybe the expectation of a massive play area is unrealistic? Smaller projects often focus on exclusivity and bigger unit sizes, not sprawling common amenities. It's a trade-off. Did you check the square footage of the play area mentioned in the sale agreement?
These projects with limited amenities, do they at least have lower maintenance charges then?
Bhai, exclusivity is fine, but kids need space. My brother lives in a society in Adigara Kallahalli, it's not a huge project but they have a decent play zone with some greenery. It's about planning, not just project size. Even a small project can have a well-designed, safe play area.
My experience has been similar, but I think it's also about the overall project density. If a project has only 24 units, like Celino, maybe they don't allocate much land for common amenities. We saw a builder in Kadugodi who promised a huge play area, but later found out it was shared with another phase of the project, which meant it was always crowded. As first-time buyers, we really struggle to balance budget with these essential facilities.
Absolutely, the current market conditions in Bengaluru are making it tough for first-time buyers. Builders are trying to pack as many units as possible into smaller plots to keep prices competitive. This directly impacts open spaces. We nearly booked a flat in Akshayanagar where the 'kids' play area' was literally two swings on a concrete slab. Had to walk away, even though the flat size was good.
U4, Legacy Celino is actually COMPLETED, so RERA status is less of a concern for completion. But your point on safety is valid. Just because it's completed doesn't mean they delivered on all promises. U5, you're right, density plays a big role. Builders often maximize saleable area.
Totally agree with you, bhai! We faced a similar issue when looking at properties near Whitefield. Brochure mein toh bade-bade gardens dikhate hain, but on-site it's just a patch of grass next to the parking lot. My kids need space to run, not just a tiny dedicated corner. It's like they only care about the sale, not the actual living experience for families.
Legacy Celino ka RERA status kya hai? Completed hai ya under construction? Safety is paramount.
Haan yaar, this is so true. I checked out a project in Aavalahalli, same story. They show these fancy renders but the reality is quite different. Legacy Celino ka price range (₹1.7 Cr – ₹2.8 Cr) sunke toh laga hoga ki at least amenities toh top-notch honge. But if play area is compromised, then what's the point?
