Bhai, under-construction risk is NOT overblown. My friend booked in a project in Adigara Kallahalli 3 years ago, builder ne possession date 4 baar extend kar di. Abhi bhi project stuck hai, EMI chal rahi hai without any house. Pre-launch pricing ka faayda tab hai jab builder time pe deliver kare, warna saara
Yaar, I totally agree! Under-construction projects might have delays, but if the builder is reputed, the initial pricing advantage is huge. Sri Balaji Structures near Nehru Nagar... suna hai. But main question: kya negotiation sach mein work karta hai ya pre-launch pricing hi better ROI deta hai?
I agree with U2 about Balaji Structures, do your due diligence. As for negotiation vs pre-launch ROI, pre-launch discounts are tempting but the RERA factor is critical now. If the builder isn't RERA compliant or has a history of delays, that 'ROI' quickly turns into mental stress and financial drain. Always check RERA completion dates and past project history before even considering pre-launch.
Haan bhai, U2 sahi keh raha hai. Base price pe shayad kam, par fittings ya other charges pe try kar sakte ho.
U1, Sri Balaji Structures ka track record mixed hai. Nehru Nagar mein ek project late hua tha. Negotiation definitely try karo, especially on amenities or parking charges, not just base price. Pre-launch is a gamble.
