But what about current market conditions in Bangalore? Inflation aur interest rates upar ja rahe hain. Does that affect the 'sweet spot' holding period? Kya ab aur lambe time ke liye hold karna padega for the same returns?

I've been tracking price trends in Aavalahalli and even there, while prices aren't falling, the appreciation rate has definitely slowed down from pre-covid levels. Mai apna experience batata hoon. 2012 mein Marathahalli ke paas ek flat liya tha. Socha tha 5-7 saal mein nikal doonga. But then market slow ho gaya, demonetization aa gaya, RERA ke baad delays. Eventually 2021 mein becha, after 9 years. Profit hua, but utna nahi jitna initially expect kiya tha. Holding period toh badh hi jaata hai, especially if you're looking for a specific gain.
U5, exact percentage toh har case mein alag hota hai, but aapki baat sahi hai ki liquidity ka bhi sochna padta hai. Mere ek relative ne bhi bahut lambe time tak hold kiya, but emergency mein bechna pada below market rate. Holding period ka flexibility bhi important hai.

Dekho, Whitefield ka toh pata nahi, but Akshayanagar mein mere ek dost ne 8 saal hold kiya tha. ROI theek tha, but not mind-blowing. Depends on the builder and exact location.
Totally agree! Meri bhi yahi tension hai. Current market dekh ke lagta hi nahi ki itna quick appreciation hoga.
