posted on 6 MayBangalore property: How do you really check builder's legal track record?
Sarjapur Road – been looking at properties here for a while, fed up of renting yaar. Finally decided to take the plunge, but legal stuff is giving me major headaches. Specifically, Keya Homes aur Prestige City jaise bade builders ka RERA registration kaise properly check karein? I'm worried about future issues. Log bolte hain builder ka track record bahut important hai, but how do we *really* verify that beyond their website claims? Any real experiences with builders delaying projects or legal hassles in Bangalore? Is RERA actually effective for investor protection? Please share your gyaan.

RERA registration toh sab dikha dete hain but actual track record kaise verify karein? Just checking the RERA website for project status is not enough, right? What about their financial stability and past litigations? Is there a central database for all this info?
You can definitely check the RERA website for past projects and their completion status, which gives a good overview. For litigations, you might need to do a public records search or consult a property lawyer. It's a lot of legwork but essential.
My experience with a builder (not Keya or Prestige, but a mid-tier one) near Banashankari was a nightmare. They kept changing the possession date, the RERA registration was there but the project stalled for 1.5 years. Finally got possession but with so many quality issues – seepage, electrical problems, poor finishes. RERA complaint file ki thi but process is so slow, it felt like a losing battle. Eventually, we just accepted it to move on.
I faced similar issues in Arekere. RERA is good on paper, but enforcement takes ages. You need to be ready for a long fight and potentially legal costs. My advice: check if the builder has any past RERA complaints or court cases against them *before* booking. It's a tedious process but can save you a lot of headache.
Oh no, that sounds awful! What kind of quality issues did you face exactly? Did RERA help at all eventually, even if slowly? I'm worried about this happening to me in Agrahara Layout.
Totally agree with OP! Sarjapur Road mein options toh bahut hain but legal checks kaafi scary lagte hain. I'm also looking near Attibele and the fear of getting stuck with project delays is very real. It's like one wrong step and your life savings are gone. How do we even trust these big names?
Exactly! Builders promise the moon and stars, but delivery pe sab gadbad ho jaata hai. I've heard stories about builders not having clear land titles after booking, which is even scarier than just delays.
Haan bhai, same here. Meri ek friend ka project Baiyappanahalli mein 2 saal late ho gaya. Builder ne bas excuses diye.
